Today...things are tough all over.

A few rules of thumb regarding real estate no matter what kind of market we are currently in.

1. What you qualify for is not necessarily what you can afford.

2. It is best to refinance only to get a better rate, don't abuse the equity in your home.

3. If you are planning to buy a home and remain there for at least 2 to 5 years...there is never a bad time to buy. Home values will always increase over time.

4. Be very careful about the type of mortgage you choose and trust your instincts, if it sounds too good to be true...it is.

5. Buy the home you can afford on a conventional mortgage. If you have to get some kind of funky loan. You probably cannot afford the terms of the loan regardless of what the current payment will be. Eventually the terms of that funky loan come due and you could really be placed in a financial bind.
