PLEASE READ!
 I want you to understand the cost of selling your home and how a realtors commission works.  
 
Commissions are paid by the homeowner (seller) from the proceeds of the sale of their home.
THE BUYER PAYS ME NOTHING TO PURCHASE A HOME! 
Homes are typically listed with an agent at a rate of 6% of the selling price. This rate can always be negotiated. This 6% is divided between the listing (selling) agent and the buyers agent. This is your money and it must be disclosed to you how this is divided between agents. It will show on your settlement statement but if you disagree at that point it could delay your closing. 
Normally the 6% is divided in half but can be split any number of ways. 3% goes to the buyers agent and 3% goes to the listing agent. If the listing agent brings the buyer then the entire agreed upon percentage will go to that agent. I always recommend offering the buyers agent 3% even if it means discounting my side of the transaction. I have found many agents and larger real estate companies will not or are not allowed to even show a home to buyers unless 3% is offered. Most will try to negotiate before showing the home if less than 3% is offered. It will save everyone time to just offer the 3% to begin with.
Other costs of buying and selling a home
Keep in mind other costs of selling and buying a home are the closing costs associated with the loan and title fees. These typically cost the buyer 3% of the amount of the loan. For the home seller, closing costs average about 1% of the selling price. This is an average only. These costs can be negotiated between parties and/or included in the loan.

Here are a few of the options I offer to sell your home

 FREE LISTING:
I agree to list and market your home with no charge for a minimum of 6 months, there is never a charge until the home is sold.
a. You sign a buyers agreement with me for the purchase of a new home upon acceptance of offer on the home being sold.
b. You agree to pay 3% commission to the buyers agent.
 c. If you are purchasing a home outside of Utah or outside of an area I service within Utah, I will be happy to discount my listing service by referring you to a realtor in the area you are looking.
d. If within one year of signing the buyers agreement you have not purchased a new home, you agree to pay me the full 3% of the selling price of the home sold.
 
Due to a smaller market, increased marketing time and costs, I am unable to offer my free listing services to commercial property, vacant land, manufactured homes in parks or homes valued at over $300,000,  I will gladly negotiate a rate that will work for everyone and I will still offer the discounts in my standard listing.
You will receive a deeper discount if using me as your buyers agent for next home or property. 
STANDARD LISTING:
I agree to list and market your home with full services for a minimum of 6 months at a 6% listing.
a. If your home sells within the first 30 days I will reduce it to a 4% listing (1% to me and 3% to buyers agent). 60 days 5% (2% to me and 3% to buyers agent).
b. If I bring and represent the buyer also I will reduce my rate to a 3% listing.
 
 
All terms are outlined in a contract specific to our agreed upon terms.
 
I DISCOUNT RATES..NOT SERVICES
Regardless of the rate we negotiate and agree on, you will always receive my full listing services
 
FOR SALE BY OWNERS:
I will place your home on the "Multiple Listing Service" for a flat fee of $200 per month for a minimum of 3 months or $600. The MLS is the database system realtors use to search for homes for buyers.
a. Your home will only be listed on the MLS, there will be no additional marketing done by me.
b. All showings will be scheduled and performed by you. Your number will be the contact number listed.
c. You must agree to pay buyer's agent commission. You can specify any amount or percentage you choose.
d. If you would like me to field calls and schedule and perform showings, the flat fee will increase to $400 per month
